- Planning permission for 33 houses of which 10 are constructed and vacant
Description
The property comprises approximately 1.55 hectares (3.85 acres) of land with a southerly aspect upon which planning permission has been granted for residential development. The development has commenced with 10 houses having been constructed and completed either in whole or partially.
The development is accessed off two separate estate roads, one to the east (the higher road) and one to the west (the lower road), both of which have direct access from Church Lane which is an adopted highway. The estate roads are to be constructed to adoptable standard but are not intended to be adopted.
None of the affordable housing has been constructed or commenced. 10 of the 23 proposed open market houses have been constructed (8 to virtual completion) and are vacant although final finishings and snagging including the installation of some white goods, floor finishes and coverings etc. are still required in many instances. The extent of finishing works required including the extent of fixtures and decorations vary between individual properties, but it is anticipated that these works will be of a relatively minor nature.
The built units comprise plots 1,2,3,4,5,6,7 which are accessed from "the lower road" and plots 31,32 & 33 which are accessed by "the higher road" .
An eleventh unit, Plot 21 has been constructed but not secured or completed internally. This property has experienced deterioration internally and will either require substantially more work than the other 10 units or potentially demolition and re-construction .
Various works have been undertaken on site including foundations for a number of plots and the construction of part of the retaining wall separating the lower part of the development from the higher part.
The original owners of the land (prior to obtaining planning consent and sale of the site for development), also occupy their own property which is located adjacent to plot 21 and have rights of access etc over the estate roads and rights to drainage etc.
