The sale of a garage building in a historic suburb of Exeter has produced exceptional levels of demand leading to a fast sale.

Stratton Creber Commercial were instructed to sell Devonia Garage, on Richmond Road in the St Davids area of Exeter, on 27th January. Within two weeks, having received 44 enquiries and conducted 17 viewings, the agents called for bids from all interested parties, and 11 offers were received. The sale was transacted with almost unprecedented speed, leading to completion of the sale just 46 days after marketing commenced.

Jonathan Ling of Stratton Creber Commercial, who managed the sale, comments: “The unprepossessing appearance of this run-down building did not hint at the demand which would be received. Some wanted to demolish and build flats on the site, others wanted to renovate and make a studio-style office, while other possible uses included a bakery, an arts studio and storage for vintage cars. The property’s location in a very attractive and historic inner suburb makes it a rare opportunity for a variety uses.”

The property was marketed at a guide price of £150,000 and three offers were received over £200,000.
