New boy and former residential agent Joseph Rea has been finding his commercial feet out and about in Cornwall, dealing with office, industrial and investment properties from the firm’s Truro base.
I had another ‘first’ this week – my first acquisition – thanks to a group of creatives on a Penryn industrial estate whose office is being demolished and developed into student accommodation.
They hadn’t had much joy from other agents as their requirements were small and rather specific – they were looking for just 1,000 sq ft and only in the towns of Falmouth or Penryn.
By making the effort to go and see them, meeting their employees understanding their business and by working closely with our professional department, we managed to find them something that ticks every box.
I have also been learning from colleagues how businesses are valued and have been able to accurately appraise two SME’s with another two likely to be listed shortly.
I really enjoy going out and meeting business owners and learning about what they do and their motivations. It’s good to get an understanding of where a business is at and where there is potential for growth.
I had a great session with our development expert Robin Falle on the options for landowners in the various ways to structure a deal. I have used his advice already with a client who was looking at developing a residential property and, as it transpired, it was more profitable to stick to commercial usage.
It was a busy week, not just for me but for businesses across the county, especially in retail and hospitality and I’d like to take the opportunity to wish all my clients and contacts a very ‘Happy Christmas’.
